Buyer Beware!!! Here are some examples of common (and innocent) mistakes that can backfire on Buyers...even one of them can mushroom into a huge problem later!!

  1. Charm! charm! charm!....get carried away by the decor...never mind the

upkeep, size, or condition. You love it now..but the sellers possessions and

decor are gone on closing day! (try to imagine the dream home without the sellers fabulous decor..you are left with the walls, ceiling and floors..is it still

everything you wanted?)

  1. Bring the 3 kids...you can chase them around the house and make a good

business decision at the same time (it is hard to concentrate on viewing a potential home with the children running around, try to arrange for a sitter or neighbor to help out)

  1. Don't talk to a lender..just call them at the last minute..after you have

found the home you love ..then they can hustle for you

(In today's market, a pre approval letter from a qualified lender is a must...

don't neglect meeting with a lender BEFORE your home search begins)

  1. Don't use an agent...just attend open houses and make offers..even verbal

offers (A good agent is worth his or her weight in gold, and besides, you get wonderful, profession help and most of the time the seller pays the agent's commission.)

  1. Bring your friends and parents...they are a good sounding board... these

big decisions need to be made by a committee

(unless another party is financially involved in the purchase , or has looked at homes with you the entire time, a last minute opinion can sometimes be upsetting to the buyer,

the buyers opinion is the one that counts)

  1. Who cares if the neighbors are sloppy ....or don't mow the lawn, or have

a car up on blocks..they seem real friendly

(Messy, sloppy neighbors can sometimes be inconsiderate about other matters....will they move their junk pile because you asked them nicely?..maybe...Beware!)

  1. Don't worry about crime statistics in the area

(It is always a good practice for a buyer to research this)

  1. Don't look into the school district

(ditto on this...visit the school if you have, or are planning to have children)

9.)By all means, skip the building inspection..save some money....Uncle Bob

went through and would have caught anything major

(please, hire a professional building inspector...your money will be well spent)

10.Forget the survey...you can see the boundary lines

(again, a professional survey will save you headaches later...you need to know what you are buying..the land under the house too!)
