First Impressions: Tips for Condo Sellers

One can not overstate the importance of the curb appeal of a property. Buyers often "drive by" the property before they make an appointment with their agent. They like to check out different aspects of the area, the yard, etc. It is critical that the drive by makes a very good impression or you may lose that buyers motivation to make an appointment. Condo owners may have different challenges to improving curb appeal than single family home owners.

The area around the front door is very important. Sellers need to make sure the front door area is very clean, it should be swept on a regular basis and cobwebs should be cleared too. You want your front entry to shine! A nice wreath on the door and/or planter next to the front door can add that touch that will make a nice first impression of the property. Make sure the front door itself is clean and assess if it needs to be repainted or attend to touch ups if needed.

Sellers need to be aware that they are very limited in the number of ways they can make a positive impression on the exterior. Much of the exterior in a condo environment is taken care of by the landscapers that the association employs.

Be sure to make note if there is anything that needs to be attended to that is common ground and contact the Association. If your condo is a unit that is in a shared building space it is very important that the mail area, hallways and any common areas are neat and clean. You can certainly ask the association to attend to this if you are running into problems but sellers also need to be prepared that they personally may have to do a walk through of areas before a showing to make sure everything looks ok.

Again, the first impression is so important.

Lastly, if improvements to the common areas of the condo building are needed you may need to encourage an association meeting to discuss improvements.

As mentioned, Condo sellers have a few more challenges than single family home sellers.

As a Condo seller you have control over how your unit shows but may need to take control of how well your Complex shows to the public.
