Whoever you hire is going to be your mouth piece in buying or selling your home. If she can't communicate well with you, sellers, real estate agents, brokers or home inspectors, your not going to have a good experience or get the best price for your home.

Great personality and a person thats easy to work with.

You really need to find a real estate agent that clicks with you. You're going to be in contact with him or her a lot and you don't want to deal with anyone you can't stand. If she has an excellent personality and knows how to communicate and get along with you, she's most likely going to be able to be this way with everyone else. It'll make your experience easier and more enjoyable.

She must have good references

Don't hire someone based solely on what they tell you. Make sure there's others that are pleased with their skills and results as a real estate agent. If she has a great track record along with the previous qualifications, you're going to be making a great decision.

Make sure she's honest and realistic

This is really important. You don't want to hire an agent that tells you everything is perfect about every house in every neighborhood. You want someone that gives you the real scoop on everything. You also must know that your prospective real estate agent has to disclose everything.

It just doesn't make sense to hire a real estate agent who doesn't know about the area or neighborhood. This includes the schools, crime rate, present hazards, etc.

For example, I was buying a home and asking the real estate agent what she thought of the house. She goes on and on about how great the house is and the neighborhood... blah... blah... blah. I had done some previous investigating and found there was a major railroad track behind the house.

After asking her about the frequency of trains coming through each day, she couldn't or wouldn't give me a straight answer. I found out it was many times a day. That was one of the reasons the house was having a difficult time selling and the price was far better than I had expected.

It would have come up at one point, but I'd rather have an agent that had me in mind instead of the sale and commission.
