Tips on Selling a Home in Tampa

It is not an easy venture to sell a home in Tampa. With so many homes on the market, there are many things that a homeowner can do to add or create value to a home that makes it more appealing than the others on the market. Here are four tips that can aid a homeowner in gaining an edge on the market:

1) Hire/consult with a qualified Realtor. This is a priority and should always be at the top of the list. Consulting with a Realtor offers a professional’s opinion and may save a lot of time in the process of selling the home. Do the research and find a Tampa Realtor who knows the area well and can attract the right prospects.

2) Clean the house. This may not be as simple as it sounds, depending on the current status of the house. First, tidy the place by removing clutter. This may include stacks of newspapers and magazines, mail, and shoes. Start with the simple things and work to the larger projects. Dust and sweep the entire house and keep the appearance simple. This will allow prospects to visualize more easily how it will look for them. Consider cleaning and clearing boxes in the basement, for the more space that is shown, the better the outcome for the seller.

3) Make a list of minor repairs that are necessary to portray a cleaner home. Writing a list instantly makes the job easier. Having all of the minor repairs on paper can create a checklist. Perhaps there is a leak in one of the faucets, maybe there is a hole in the wall behind the door, or maybe one of the window panes is cracked. These are minor details that can be patched or replaced with relatively little expense. One particular item may not be the difference, but by completing all of the items, a cleaner perspective of the house is offered.

4) Paint or not to paint; that is the question. Stroll across the street and take a look at your home. How does it look? If you were a buyer, would you like the impression the home exudes? Is the paint fading or chipping? If so, it is a good idea to give it a nice coat of paint. This doesn’t mean hire a team of professionals and dump ten grand into a new paint job. Keep it simple. If it only needs to be touched in a few places, then do so. If a new coat is in order, choose a neutral tone that blends well with the neighborhood.

These are just a few tips that can create an easier sell. The key is to put yourself in the position of the buyer; this will give you a good perspective of what may be expected from them and may motivate you to do more than necessary to sell the home.
