If you’ve got one of the many homes for sale in Las Vegas, then you don’t need me to remind you that throughout greater Las Vegas, real estate values have stopped climbing. Leading to more and more speculation about a full blown real estate price melt down.

But what if you really really have to sell your Las Vegas property? What now?

In the face of slowing Las Vegas Nevada home sales, not to mention more homes for sale in Las Vegas, it might be good to know there are three things that affect how fast yours will sell. They are...

Price

Granted these factors apply in most real estate markets most of the time. It’s just that they become more important when you’re marketing any home when sales are slow.

Naturaly location is always important when it comes to real estate. That’s because you can change just about anything about a house except where the lot is it sits on. It’s just that during a slowdown homes closer to downtown or where the jobs are often much easier to sell.

Then homes that look "Parade of Homes" ready are also easier to sell. You see, when houses sell as fast as the “For Sale” sign goes up, cosmetics are easier to overlook. But when there are many more homes for sale, Las Vegas buyers have more choices and more time to mull things over. Which means a Las Vegas house that looks faded or tired is easier to pass over for one that literally sparkles.

Finally a few months ago you could add 10% to the price of comparable houses that sold recently and have an offer in no time. But in a stagnate market, buyers are apt to ignore houses they feel are overpriced. Which is why it might be smart to price your new Las Vegas home listing 5-10% under the price of comparable sales if you want to get attention.

In any case, the very best thing to do when facing a real estate market in flux is sit tight. But if you have to add yours to the other homes for sale in Las Vegas you might want to keep these three points in mind. As having them aligned is what I call hitting the value sweet spot.
