It seems for now that the days of the “Battle of the Best Offers” for Las Vegas condos are over. Economics 101 and market sanity have prevailed. And guess what else? Some are even discovering bargains in the Vegas real estate classifieds.
As a buyer this is all good news. Since a soft real estate market presents opportunities for condo buyers.
For starters there are simply more Las Vegas condos on the market.
The second thing is buyers now call the tune when it comes to price. Let that sink in. Don’t forget it’s you the buyer who actually decides the value of Las Vegas properties. Sellers would rather over look this fact. And cheerfully can when the real estate market is frothy with an excess of seekers of Las Vegas condos.
Then third, some eager sellers may resort to “bribery” at times like this. For instance they might offer to cover closing costs or HOA dues for the next 12 months.
But is a Las Vegas condo too good a deal? Not if you opt for one for the right reasons.
First there’s affordability. Condos are the most affordable Las Vegas real estate option for many first time buyers. Who have finally scraped together enough money to get into the real estate game. Condos are a good option if they expect to live in for four or five years.
Two is the appeal of condos for those looking to down size. You see, owners of sprawling McMansions no longer want or need all that room. Which makes condo living attractive like never before.
Then too Las Vegas condos also give you an easy living, upkeep free lifestyle. Which offers both young professionals and on-the-go empty nesters enough time to pursue their interests, hobbies or nightlife.
Yet as with any home purchase, it’s helpful to know what you want before beginning your search. And if you’re buying from a builder you’ll want to ferret out how the builder’s previous projects have done. Primarily have they held their value and aged gracefully? Or not.
Do all your home work and odds are you’ll be happy with your Las Vegas real estate experience. Plus you won’t be guilty of leaving the process of buying Las Vegas condos to chance.
