Home inspections are necessary to guide potential buyers of residential properties. This usually requires a report written by a qualified home inspector. The report provides a detailed description of the various parts of the house and their physical condition. Often, a checklist is used with the inspector filling up each box with his observations and recommendations.
In the Southern California area, home inspections cover urban centers such as Los Angeles, Glendale and Pasadena among others. Home inspections Los Angeles can take only two to three hours but it’s important to request for a competent inspector who can be thorough in his investigation of the entire property. Covered are the heating and cooling systems, plumbing, electrical and structural elements including the roofing, exterior and interior as well as the foundation and flooring.

? Fungal growth can exist in the attic. This is usually the result of a poor exhaust vent in the attic.
? Improper electrical wiring. This can lead to insufficient electrical service to the house, not enough overload protection and improper grounding. Wirings not properly connected can be dangerous so make sure to check the electrical system.
? Damaged roofs. If the house you’re buying is an old one, chances are the roof may have problems already. Check for leakage resulting from old or damaged shingles or improper flashing. Repairs can be done on the tiles and shingles but in worse cases, a major fix-up may be needed.
? Poor maintenance. A home ignored for a long time is at risk of encountering many problems in many areas. Common issues that result from poor maintenance include dirty painted surfaces, peeling paint or cracks in paint, broken appliances and fixtures and worn out electrical wirings.
? Plumbing woes. The plumbing system is among the most common issues that crop up. This can include old piping materials, improperly installed hot water heaters, faulty fixtures and the like.
? Inefficient heating system. Signs that a home’s heating system is problematic are broken controls, not safe exhaust flues, heat exchangers have cracks and chimneys are blocked. Heating systems need to be maintained regularly such as every year to ensure it works properly.

Many homes are up for sale today in Southern California and the competitive prices today have attracted a good number of home buyers.

Knowing these common problems should make them aware of whether to go for a renovation of the house or not push through with purchasing the property.

For this reason, home inspections Pasadena have also been in demand. But it would be an added benefit to home buyers if they have an idea of the most common problems that crop up during home inspections whether in Los Angeles, Pasadena or Glendale.
