8. Can the home inspector fix whatever he/she finds wrong? Not in Illinois. Licensed, professional home inspectors in Illinois cannot and should not have any interest whatsoever in any property they inspect for you on a fee-paid basis. Professional inspectors should thoroughly inform you of issues and problems if they are found, and can sometimes recommend general solutions for rectifying these issues. Many professional inspectors can provide you with repair cost ranges, and some inspectors can give you names and contact information for licensed, qualified contractors in your area.

9. What else does a home inspector do, other than report issues or problems with a house? A professional inspector and inspection service will provide you with extensive information on the operation and maintenance requirements of the specific home that you are thinking about buying. Aside from discovering existing defects in homes, it is not unusual for homeowners to save thousands of dollars over the life of their home ownership by closely following the professional recommendations of an experienced and certified home inspector. You wouldn’t dream of buying a $25,000 car from someone you didn’t know very well, without having a mechanic whom you trust give the vehicle a good inspection, first. Will you really consider purchasing a home without having a highly-qualified inspector look at it?
